A traveler opens ChatGPT and types: "What's a good boutique guesthouse near On Nut BTS in Bangkok with a garden?" ChatGPT responds with three specific recommendations, each with a name, a description, and a link to book.
Is your property one of them? If you don't have your own website with structured data, the answer is almost certainly no — even if you've been in business for years and have excellent Airbnb reviews.
This is AI search visibility. And it's becoming the most important discovery channel for hospitality businesses in Thailand.
When someone asks an AI tool about accommodation in Thailand, the AI generates a response by searching the web, reading websites, and synthesizing what it finds. The properties it mentions by name are the ones with clear, structured, readable online presence.
AI tools read websites differently from humans. They extract specific facts: property name, location, room types, prices, services, and reviews. This extraction is powered by something called structured data (also called schema markup) — code that tells AI tools exactly what your website is about.
A hotel without structured data is like a restaurant without a menu outside: people can go in and figure it out, but most will walk past.
Agoda and Airbnb do have structured data and appear in AI search. But they list thousands of properties. When an AI recommends "accommodation in Bangkok," it might reference Agoda as a platform — it rarely calls out individual properties by name unless they have their own web presence.
The difference is specificity. An AI might say "Agoda has properties near On Nut BTS." Or it might say "Coolplay House is a boutique guesthouse in Phra Khanong with Thai massage and a garden — they accept direct bookings via WhatsApp."
The second response drives a direct booking. The first sends the guest back to Agoda and costs you commission.
After a website is built with proper schema markup and submitted to Google Search Console and Bing Webmaster Tools, it typically takes 2–8 weeks to begin appearing in AI-generated answers.
Google's AI Overviews tend to be fastest — 2–4 weeks after indexing for pages with strong structured data. Perplexity can surface new content within days if it matches recent query patterns. ChatGPT Search (via Bing) usually takes 3–6 weeks for new properties.
The window for early movers is right now. AI search is still under 1% of total search referrals — but growing at 527% year-over-year (2025). Properties that establish AI visibility today will have a compounding advantage as the channel grows.
